SB Energy will develop and operate the PORTS-Pike Technology Campus, utilizing Nvidia’s DSX AI factory platform to power OpenAI’s future systems. While OpenAI remains the primary tenant responsible for lease payments, Nvidia has stepped in to provide a substantial safety net. Under SEC filings, the chipmaker’s guarantee obligations are capped at $105 billion, triggered only if OpenAI defaults on its long-term commitment. Nvidia CEO Jensen Huang noted that the infrastructure is versatile, meaning the capacity could be pivoted to other enterprise or cloud customers should OpenAI’s requirements shift.
The project involves a complex web of stakeholders, including the U.S. Department of Energy, the Department of Commerce, and AEP Ohio. To support the site, SB Energy and SoftBank aim to develop 10 gigawatts of new electricity generation, accompanied by a $4.2 billion investment into regional grid upgrades. This massive undertaking is designed to shield local ratepayers from infrastructure costs while providing a significant economic boost to southern Ohio, with estimates suggesting the creation of 35,000 construction jobs and 2,500 permanent operational roles by 2032.
